Indian real estate SEO gets outsourced to whoever quotes the lowest, then outsourced again to a link farm. Then the developer wonders why 99acres, Magicbricks and NoBroker show up above their own project on their own brand queries. It is not a mystery. It is a strategy gap and a portal-vs-developer power imbalance that can only be closed with a deliberate, funnel-first SEO plan built for a 90-day research purchase.

The Indian buyer of a 1 to 3 crore home spends roughly 60 to 90 days in research, opens 20 to 40 tabs across portals, YouTube walkthroughs and Reddit threads, and shortlists three to five projects before ever calling. Every sales gallery, every site office, every project experience centre needs its own verified Google Business Profile. Reviews from actual visiting buyers on those profiles do more for enquiry quality than any digital ad the developer can buy. Standard operating rhythm: one Google post a week per profile, weekly review acquisition with personalised replies, monthly photo drop from the site with construction progress. Multi-city developers should standardise naming conventions and share a compliance-approved photo library across all offices to prevent inconsistent signals.

  • RERA numbers published prominently on every project and campaign page, this is both a legal requirement under RERA 2016 and a strong click-through signal in organic results
  • Real construction progress photos updated monthly with dates, not renders passed off as reality
  • Named site engineer and project head, not a generic sales counter, with LinkedIn links where possible
  • Bank tie-up and home loan partner logos with clear pre-approval timelines
  • Third-party escrow, project management and audit disclosures where they exist

Yes. It is a legal requirement and a strong trust signal that also improves click-through from organic search results.
Can brokers rank without a physical office in the locality?
Harder, but possible with strong locality content, review acquisition and channel partner GBP presence.
How long before a project page starts ranking on locality queries?
For non-brand locality long-tail queries, 60 to 120 days with clean architecture, a fresh GBP for the site office and honest content. Brand queries should own the first result inside 30 days.
Are aggregator portals worth advertising on if I am doing SEO?
Yes, in the first 12 months, because that is where the buyer volume already sits. Reduce dependency as your own site starts pulling qualified enquiries. Portal leads and SEO leads have very different intent quality, own both channels but do not conflate their metrics.
How should broker-partner networks be handled for SEO?
